Goals
Through face-to-face, free, confidential counseling with a HUD-approved housing counselor, our goal is to help Larimer County homeowners avoid foreclosure by:

  • Providing education on the Colorado foreclosure process
  • Developing a realistic household budget
  • Determining borrower’s long term viability for making timely payments
  • Recommending appropriate loss mitigation options
  • Acting as an advocate and mediator with the client’s mortgage company
  • Referring clients to appropriate local resources
  • Collaborating with client to create strategic plan for either curing mortgage default or transitioning to other housing

Counseling Components         
Counseling clients can expect the following steps when working with a Neighbor to Neighbor mortgage counselor:

  • Establish boundaries/expectations of counseling relationship
  • Gather information
  • Understand homeowner’s objectives and needs
  • Review documentation
  • Identify reasons for default
  • Assess whether default is curable
  • Evaluate household budget
  • Create written Action Plan
  • Analyze loss mitigation options
  • Resource Referral

Preventing Mortgage Default        
In some cases, if eligibility guidelines are met and funds are available, clients may access emergency grant and/or loan funds to prevent foreclosure.  Eligibility determination is made only for clients actively participating in mortgage counseling at N2N.

Timing is Everything
The sooner clients seek counseling, the more options they may have to prevent foreclosure.  Homeowners who have had changes in income or adjusting mortgage payments are encouraged to meet with one of Neighbor to Neighbor's mortgage counselors before they have missed a payment, or as soon as possible thereafter.  For more information, or to schedule an appointment, contact us.
