Through face-to-face, free, confidential housing counseling with a HUD-certified housing counselor, our goal is to help Larimer County home buyers prepare for homeownership by:

• Providing education on the home buying process
• Teaching debt and credit management
• Determining housing affordability through budgeting sessions
• Recommending next steps in the process and utilizing industry professionals
• Acting as an advocate for the home buyer throughout the entire process
• Referring clients to appropriate local resources
• Collaborating with clients to create strategic plan for becoming mortgage ready

Pre-Purchase Counseling clients can expect the following steps when working with a Neighbor to Neighbor (N2N) housing counselor:

• Establish boundaries/expectations of counseling relationship
• Understand client’s objectives and needs
• Review credit and budget documentation
• Identify obstacles to homeownership
• Create written Action Plan
• Develop a savings plan
• Resource referral
